About HomeCalcs
Free, accurate mortgage calculators to help you make smarter home buying decisions.
Our Mission
HomeCalcs.net exists for one reason: to give home buyers, owners, and anyone thinking about a mortgage a set of fast, accurate, free tools — with no sign-up required, no upsells, and no confusing fine print.
Buying a home is one of the biggest financial decisions most people will ever make. Even a small difference in interest rate, down payment, or loan term can mean tens of thousands of dollars over the life of a loan. We believe everyone deserves clear, instant answers before they walk into a lender’s office.
What We Offer
Four free mortgage calculators:
- Mortgage Calculator — Enter your home price, down payment, interest rate, and loan term to get your estimated monthly payment broken down into principal, interest, taxes, and insurance (PITI).
- Amortization Calculator — See a full payment-by-payment schedule showing exactly how much of each payment goes to principal versus interest, and how your loan balance decreases over time.
- Home Affordability Calculator — Based on the 28/36 debt-to-income rule used by most lenders, find out how much house you can realistically afford given your income and existing debts.
- Refinance Calculator — Compare your current mortgage to a new interest rate and see your monthly savings, break-even point, and lifetime interest savings.
How Our Calculators Work
Our calculators use standard financial formulas — the same math lenders use. Results are generated instantly in your browser with no data sent to our servers. We don’t store your inputs or share them with anyone.
Important: All results are estimates. Your actual mortgage payment will depend on your credit score, the specific lender, closing costs, PMI, and other factors. Always verify numbers with a licensed mortgage professional before making financial decisions.
Who We Are
